Phoenix City Council and Staff,

As a neighborhood resident, I am writing to support the proposed development at 18th Place and Indian School Road.

This lot has remained vacant for years—an underutilized space that has presented more problems than potential. After years of thoughtful engagement with residents and community members, we have a fresh opportunity to transform it into something that adds value to our neighborhood with Del Pueblo Communities.

This project represents a fresh start—bringing new energy to our area with:

● New housing thoughtfully designed to fit our community

● Safer streets with sidewalks, trees, and landscaping

● A layout that respects neighborhood privacy

● Increased property values for surrounding homes

The updated plan also directly responds to concerns raised by neighbors, including:

✔ No on-street parking to keep streets clear

✔ Fewer units, which means less traffic in and out

✔ Buildings pushed farther from homes

✔ More space and shade trees between buildings and neighboring yards.

✔ Provide local neighborhood commercial/startup opportunities.

✔ A commitment to help fund speed humps on 18th Place

✔ A better streetscape with new sidewalks, shade trees, and landscaping

This is an innovative, community-focused project shaped by years of dialogue. It balances neighborhood priorities with long-term improvements for everyone. I strongly support moving forward and urge others to do the same.
